Real Estate Principles by David C. Ling, Wayne R. Archer (2004, Hardcover)

This book is technical but it puts things out there in layman's terms. It is a good source for anyone needing a beginner's crash course in real estate. There are plenty of side notes to further your research outside the text, which I'm sure you will.

I really enjoyed this book and I have read other Real Estate books in which he Dr. Ling co-authored. Real Estate perspectives, Real Estate Principles here are some of the prerequisites accounting, finance and economics. The book is for use for students with an introductory to real estate course work or in undergraduate and graduate levels. The book provides an overview of real estate and real estate markets, and covers the basic elements of real estate decisions to determine value and cost. It dives into the basics of risk and compound interest, and present value for valuation and investments. It does a great job on the legal perspective of real estate as well. Even if the reader owns or enters Real Estate direct by owning land and wants to develop or becomes involved in real estate through the service business he or she will really appreciate this book. It covers the eight stages of the development process; the site, feasibility analysis, development concepts and testing the site, obtaining permits, design phase, financing, construction, marketing and leasing and operations. However my MBA and accounting and finance background places this book as a top tier favorite. The book does a great job and covers risk management and the investment decision. Of which many MBA programs teach management and operations. However, this book takes you further into appraisals, value appreciation, property management, real estate marketing and leasing as well as government controls and the affects of taxation. However, my training in cost accounting and operations goes well with construction and how management of construction materials and handling and cost controls. Overall I think this book when compared to other Real Estate books covers the basics and introductory to Real Estate and has similarities to most undergraduate and graduate textbooks on the subject. I think this books has tremendous references to other texts and links that continue the student or reader reach into the world of Real Estate.

I bought this book and upgraded my shipping. The seller contacted me two weeks later and told me that he had recently moved and couldn't find the book but would get it as soon as possible if I agreed. I said that was fine. I still didn't get the for weeks and the seller still sent the book by media mail and did not up grade the shipping. I will never purchase from this person again.

The book is really beneficial if you want to receive a foundation in the real estate field. I had to buy this particular book for a class and so far it has been a great acquisition.
