Make Money With Small Income Properties by Gary W. Eldred (2003, Paperback)

I sell apartment buildings for a living and can 100% recommend this book to anyone looking to learn about investing in multifamily property. It's a great read and you'll learn a lot from just this one simply book. This author, Gary Eldred, has other great books that I've read like "106 mortgage secrets" and "value investin in real estate". I often tell people just starting out investing to learn about every aspect of multifamily investment...financing, insurance, property management, etc, if you really want to do well in your investing career. This book, along with Brian Wittenmyer's books, are a wonderful start and could quite possibly be the best written on the subject (and I've read literally hundreds of books on real estate investing). You have to be careful choosing the books that you learn from and influence you...lots of them out there focus too much on easy "creative financing" strategies that work once in a blue moon and only leave the reader frustrated and causes them to drop out investing altogether. It's not easy, but can be highly profitable when done patiently and carefully.
